Can you believe it’s already September? The summer rush is winding down, school is back in session, and the Raleigh real estate market is shifting into its next season — early fall, which just so happens to be one of the best times to sell a home.
I’ve been having more conversations lately with homeowners who are thinking:
“Should I wait until next spring… or is now a smart time to list?”
Here’s the good news: buyers are still very active, and with fewer listings hitting the market this time of year, serious sellers have a real opportunity to stand out — especially before the holidays roll in.
If you've been thinking about selling, even casually, hit reply and let’s talk strategy. A quick consultation can give you clarity on timing, pricing, and whether it’s the right move for your goals.

Why Fall Is a Great Time to Sell
📉 Less Competition: Many sellers wait for spring — but serious buyers are still active this time of year. Listing now means your home has fewer competing listings.
🧠 More Serious Buyers: Fall buyers tend to be more motivated. They’re relocating for work, getting in before the school year is fully underway, or locking in before interest rates shift again.
🏃 Faster Closings: Want to be closed and moved by the holidays? The early fall market offers a great timeline for wrapping up before Thanksgiving.

💡 What This Means for You as a Seller
What This Means for Sellers
Pricing has stabilized — the explosive growth has cooled, but values are holding steady.
Buyers are more cautious — homes are sitting longer, and savvy sellers are adjusting their approach.
Inventory is up — with more homes on the market, it’s critical to price strategically and present your home well.
